HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house. They finished on time and for the price that was quoted. The work itself is high quality and if we ever need something painted in the future, I will be using them again.
Contractors apply several layers of paint to achieve a suitable finish. They leave the first coat to dry for the recommended time and apply one or more finishing coats. They might choose paints with special qualities for different types of room. Manufacturers have developed paints for bathrooms or kitchens that have good resistance to moisture for example. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. This guy Joe told me he was an expert at refinishing wood doors so I hired him but he wanted to paint the whole house to make it worth it. He then sent two Hispanics. Only one of whom spoke English . They painted the house left a huge mess then painted my mahogany doors with primer. The next day they painted them brown thus ruining about 5000 dollars in doors .I was at work in the four hours it took them to ruin my doors. Never leave anyone alone without watching. That was my mistake. The owner Joe refused to fix them and was such a crazed person shaking and starting to cry so I paid him 4000 dollars to go away. A week later that ugly brown paint bubbled up. Again I texted him the pictures and asked him to fix them. He refused . I plan on taking them to small claims court. He is  not what he says he is. He actually didn't touch my house he has no idea how to refinish wood doors. Please come by and see my awful paint job at 615 SE 26th Ave. Ft. Lauderdale ,Fl  33301 Observe closely the brown paint over white primer showing through. So embarrassing. 

I am getting quotes to paint the exterior of a 2,500 sq ft split levei home that just had all new windows and pre-primed Hardiplank installed 3 months ago. the quotes are up to $2,500 different ranging from power wash,prime again 3 coats of paint to no powerwash needed so soon and one coat of paint.. All quotes include trim. One includes complete replacement of 80 feet facia boards another just 40 feet.


Updated review from a 1 to a 4.  Our start was a bit rough, but Nick works hard to make his customers happy and I appreciate that, even for a small job. After a late appointment and cancelled work date, Lighthouse Painting met my tight deadline by starting the job at 6 am.  Their pricing was the most competitive, the quality of work is good, and the painters are professional. His team caulked and painted my baseboards, painted a fireplace, and sanded and painted a wood wall in 6 hours.  Thanks Lighthouse!

After getting more than 5 estimates to get our exterior home painted, we chose this company. It all started when we had James Lee, the owner, present us with a packet when we first met for the estimate with copies of contractors license, insurance, and addresses of his interior/exterior painting jobs. Freshly painted walls often look blotchy. The color is uniform, but the sheen isn’t consistent. This usually occurs over the holes and cracks you patched with a filler or drywall compound. The porous fillers absorb the paint, dulling the surface (a problem called “flashing”). When light hits these dull spots, they stick out like a sore thumb. I am very pleased with this book. I think it has very good information. It seems to be written by an expert and I wanted expert advice. I know it is an older book, but I think his knowledge is very helpful. I needed advice. I have had work done on my house that did not work out well, so I needed to try to inform myself. I think this book has been very helpful.
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.

Deciding which paint to use has gotten much easier now that acrylic latexes have pushed oil-based paints almost to extinction. The acrylics offer superior performance (they don't harden with age, the way oils do, so they move and breathe without blistering), they don't mildew as readily, and they emit fewer VOCs, so they comply with new air-quality regulations. They also work over both oil- and water-based primers.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.

David took so much pride in his work and was really wonderful about communicating with us each step of the way. His crew painted the interior AND exterior of our home in maybe a week or less. I love how they painted our pipes outside of the house to match the colors- I'll attach a picture to show what I mean. Their attention to detail was fantastic! They seriously did not miss a spot and there was zero paint in any place that it wasn't supposed to be!
With that said, here's the reality of that particular scenario. Painters do put water in the paint, but not for reasons you would think. Some materials need to have their viscosity manipulated in order to slow drying time, allowing gravity to 'smooth' out the product for a better finish. It also prevents 'drags' and 'sausages'. I personally try not to do it too often, but from time to time I have to. I want my client to have a proper finish.

The BBB isn't a painter-specific group but rather an organization that is dedicated to ensuring that consumers can access information about anyone they do business with. The BBB also rates companies based on a Standards of Trust scale, which goes from A+ to F. A company doesn't have to be a member to get a grade, and it's a good idea to check to see how your contractor is scored as well as its membership status.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! I always fine someone who will work with me as I pay a bonus for that.
To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls.

Upon first impression they were amazing and gave a great quote to paint my house in Pacific Palisades.  We settled on a start date of December 3rd.  The date came and went and they did not show up.  I had to follow up with them and they said they would come the first week of January.  I have put two calls into them today and they have not returned my call.

WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category.

Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.


If you talk with a painting contractor long enough, you’ll inevitably hear; “There’s no good help out there.” It’s easy to hide behind this excuse, but it’s not true. There are plenty of reliable painters out there, business owners just don’t take the time to find them. It takes TIME to find good people, time you wouldn’t have if you were busy painting.
Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road.
Deciding which paint to use has gotten much easier now that acrylic latexes have pushed oil-based paints almost to extinction. The acrylics offer superior performance (they don't harden with age, the way oils do, so they move and breathe without blistering), they don't mildew as readily, and they emit fewer VOCs, so they comply with new air-quality regulations. They also work over both oil- and water-based primers.

They can't even show up! After 48 hours they did finally follow up - be it by e-mail. They do care about their Yelp reviews, which I think is a good thing. I am going to increase my review from a 1 to a 3 star because they finally followed up. I did not end up using them, I did hire another company and so far so good.
