I have to say in closing to Chris, Kevin and Thomas (in particular) you gave my son, a budding landscaper, the impetus to continue his pursuit of the trades. I sent a request for a quote via yelp and this company's response was to call them. Lazy. I then called the office and spoke with the secretary named Teresa. When she asked for my address I asked if I could wait to give out that information (i was hoping to speak with someone first) which was followed up quickly with attitude and ego. My response was, " you need to be nicer to potential clients."  It's such a shame that customer service is non existent most the time. I will happily make phone calls to other drywall installers, there are only a hundred of them to choose from...
Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated. That's why he's #1. That's why he's staying there. Thank you James and co!
According to the EPA, professional painters must check for lead -- especially if a home was built before 1978. Many DIY painters forget to test for lead paint. Testing kits are available in home improvement stores for less than $40. You can also hire a lead testing and removal professional to do this work quickly and efficiently on your behalf. Lead paint can be dangerous; it's far better to find it before you put time and effort into painting your home than after the fact.
I had florida home painters paint my tri level. Joe is a nice guy and owner who quoted the job. He was very helpful and gave us a paint sample book to choose from. He help to suggest colors for the patio floors which was a nice compliment to the color of the house.  His crew was fast and clean during the painting process. They used quality sherwin Williams paint the whole experience was great i would recommend checking them out for a quote

We had a great experience with the crew. They did an excellent job, very professional and a pleasure to have had around. We want to especially mention Miguel (top notch supervisor) and Luis. In addition to all mentioned above they were patient and courteous especially in my struggle to find the right colors.  We were also impressed with their prep work and attention to detail throughout. Also, don't be afraid to ask if the painters are trustworthy people. Unfortunately, there are plenty of cases where a painter has stolen items from a home or caused damage to the house or injury to the homeowner. Subcontractors may not be as skilled as employees, and the contractor you're hiring may not have much experience working with them, making them more of a risk. Additionally, ask if the painters are employees or subcontractors, and what the screening or hiring process is like. If the company conducts background checks, that's a good sign.

First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep,color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. I have turned down some jobs that looked very profitable on the surface that turned out not to be so.(word gets around fast in the small painting community) Good Luck to clients and contractors

David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating.

They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job. They even used Henry's roof patch to fill in a gap on the roof. Kept everything clean and no over painting - great job.

I am very pleased with this book. I think it has very good information. It seems to be written by an expert and I wanted expert advice. I know it is an older book, but I think his knowledge is very helpful. I needed advice. I have had work done on my house that did not work out well, so I needed to try to inform myself. I think this book has been very helpful.
Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.
If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.

James' crew with Housepainting Inc. did an excellent job painting and updating my new home. They arrived earlier than scheduled on both days and finished their work in less than the two days promised. The crew were totally professional and thorough. A pleasant and excellent job all around!! In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page.

I called House Painting Inc. for an estimate and the Owner James Lee called me back within minutes to set up a time to come see my house. He came the very next morning and then did a walk around of my property and told me he would have a bid prepared and emailed to me by the end of the day. As promised, this bid showed up around 4:00 p.m. I called several other painters to get estimates as well, always checking that the reviews were not fake (Like all 5 star reviews grouped within a month of each other, as if they had all their friends give them great reviews). I also checked with the California Contractors board to verify current Licences and if in fact the painters were working under their own license or working under some random contractor's license that wasn't even a painters license, (Some had no license at all!), I checked to see if the companies I interviewed were listed with the BBB, and if they were, if they had any unresolved claims against them. Only one Company, House Painters Inc. Passed the test. Current Licence in James Lee's name, continuously in business for decades with no infractions. CHECK Bonded with workers comp to protect me if someone got hurt on the job at my home. CHECK A-plus rating with the Better Business Bureau with no unresolved issues. CHECK Hundreds of 5-Star reviews on yelp dating back to 2011. Check An address list and phone numbers of willing, former clients' homes for me to view in my area. CHECK To top it off, the best price of all the bids! CHECK I hired House Painters Inc. and set up a date for them to come. The whole operation took about 5 and a half days from start to finish. Sung and his crew were extremely conscientious of all our belongings and took great care preparing the house. They showed up on time at 8:30 everyday, and were completely unobtrusive with our comings and goings during their week here. They repaired some dry rot, repaired cracks in the stucco, installed some flashing on trouble spots on my eaves, scraped, sanded, power washed, dug trenches, protected plants and addressed every need I knew about, and they even pointed out, then fixed some things that I was unaware of. Everyday Sung and his crew worked clean and stowed everything away, every night except the protective sheeting. I was thrilled with the outcome and quality of their work. I painted my home the same color as I did 20 years ago, and I am ecstatic with how fresh and clean it looks again. I would hire these guys again in a heartbeat!
