Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.

Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated. If you talk with a painting contractor long enough, you’ll inevitably hear; “There’s no good help out there.” It’s easy to hide behind this excuse, but it’s not true. There are plenty of reliable painters out there, business owners just don’t take the time to find them. It takes TIME to find good people, time you wouldn’t have if you were busy painting.
In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page.

Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!

I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.

I did go with the highest bidder and it did not matter. They did a shoddy job and threatened to take me to court when I pointed out mistakes that they made based on their work standards stated on the quote. I have not paid them yet, just filed a complaint with the BBB. No money down asked, no contract signed. The boss stated I have to high of expectations just because I live in a 121 year old house!
James' crew with Housepainting Inc. did an excellent job painting and updating my new home. After a late appointment and cancelled work date, Lighthouse Painting met my tight deadline by starting the job at 6 am. Their pricing was the most competitive, the quality of work is good, and the painters are professional. Nick came out promptly to my house and gave me a quote for the projects I had in mind. When I decided to have them do the job, his crew came out on the agreed upon date and time. They did a thorough job. With an eye to detail (I'm very particular). And I can say I'm happy with work they did on my guest bedroom and bathroom. And will have them come back to do the master bedroom/bath.

HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house. They finished on time and for the price that was quoted. The work itself is high quality and if we ever need something painted in the future, I will be using them again.

Another factor to consider is the height and features of your home. An example would be a house completely trimmed in Cement Fiber, which does chalk if you do not purchase the correct paint and apply enough of it. Some houses in Coastal Areas are already on 15+ft Stilts (off ground) and then another 20ft high at times. This requires rental equipment and careful cost estimation based on the difficulty of the overall project, The best advice that I can give is to get several estimates in your area and make a decision a couple of weeks afterwards. You will "weed out" per se the individuals that do not have the patience to finish a project that was started-as well as those who haggle you for payment (sometimes daily) before project is completed. I have heard some wild stories from a lot of Homeowners. Common sense and your intuition will make you aware of anyone that you should not hire.


WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category. 1 Professionalism: Mr. Lee came to our meeting prepared. With his license, a long list of references, photos of past projects, and an even longer list of stellar reviews from Angie's List and Yelp, a follow up email and a quote on the very same day, a Saturday. His crew came every day at the appointed time , working quietly and efficiently. 2 Communication: James returned each and every one of my phone calls/emails personally and quickly. 3 Cleanliness: The work took 3 days to complete and at the end of each day, their equipment was stored safely away to one side of the property. There was no debris left when the job was done, and one would not have known they were even here. This was very important to me. 4 Respect: Andrew, who led the team was very respectful of our property and my privacy. NO plants were damaged, everything that had to be moved was replaced properly, and they did the work quietly and without intruding on my day. No radios blaring and no loud bantering which we have experienced in the past. 5 Pricing. James Lee Painting's pricing was just a notch below the highest bid, but I have to say it was very well worth it, as the attention to detail was excellent, they did some extra work that was not part of the initial quote and they obviously took pride in what they do. At the end of the project, Andrew walked through with me to make sure I was happy with the results, making sure any tiny little touch ups that needed to be done were made. Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
This guy Joe told me he was an expert at refinishing wood doors so I hired him but he wanted to paint the whole house to make it worth it. He then sent two Hispanics. Only one of whom spoke English . They painted the house left a huge mess then painted my mahogany doors with primer. The next day they painted them brown thus ruining about 5000 dollars in doors .I was at work in the four hours it took them to ruin my doors. Never leave anyone alone without watching. That was my mistake. The owner Joe refused to fix them and was such a crazed person shaking and starting to cry so I paid him 4000 dollars to go away. A week later that ugly brown paint bubbled up. Again I texted him the pictures and asked him to fix them. He refused . I plan on taking them to small claims court. He is  not what he says he is. He actually didn't touch my house he has no idea how to refinish wood doors. Please come by and see my awful paint job at 615 SE 26th Ave. Ft. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. The last big decision is how to apply the paint. Most pros use paint sprayers because they're fast, but in inexperienced hands a high-powered sprayer can leave drips, thin coats, and a mist that may land on many things other than your siding. The house flipper/contractor that I worked for billed clients $35 per hour for painting, and paid his best painters perhaps half of that, so there is room for some profit there. I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.

I have a Home Improvement/Painting business, and Angie's List always advertises that that everyone is out to get them. Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once
Painters should have a proper business license; this gives them access to wholesale pricing and lines of credit at a paint supply store. It's also important that your painter is bonded and insured. Bonding means that a third party company has reviewed the professional and has granted him or her a certain amount of surety bonding. The bond helps protect the homeowner from financial damage if the contractor refuses to complete work or doesn't pay subcontractors. Insurance protects both the painter and the homeowner in the event of an accident, injury or damage to the property. Ask to see all of these pieces of information and verify the dollar amounts.

First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried.

the price can always be adjusted based on on or off season, amount of colors to be used. A job like this can be done in 2 days and much quicker with a helper. I charge a bit more than others just because its quality work done professionally. Theres others that charge more than this just because they can on the on season and most people dont get a 2nd bid...

Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.

I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Fact is I always leave doing more work than agreed upon. It doesn't bother me since the customer is always satisfied. Just saying

The expression 'you get what you pay for' can be applied to nearly every profession. Of course you need to hire the painter that suits your budget however, the cheapest painting estimate may not include everything and you may end up paying more in the end. Painters usually bid their projects based on an hourly rate and they need to account for prep time, supplies, type of paint, ceiling height, difficult access points, and number of people working. When receiving a price estimate, ask the painter to break down the cost as specifically as possible so you understand where your money is going and ask about any required deposits or schedule of payments. Ask the painter to talk through potential unexpected costs that may throw off your budget. It's best to clarify all projected costs in the beginning before the work begins.
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.

Using an airless sprayer to place paint on the wall (using low pressure) will speed up the process because your not having to dip your brush or roller. spray about 3 or 4 sq. ft. and then back brush or roll spreading and evening the paint. Because your using low pressure, mask and cover is at a minimum once you are accustomed to handling the spray gun and the type of surface being painted. Overspray will be larger droplets they tend to fall, than float around.

Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016.  Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)  
Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. Sometimes this results in a higher price and we have to compromise on how much to do...

This is my second time using House Painting and both experiences were excellent. They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house. The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly. I would use them again and I did. I have a nice well-cared home that I am very particular about. I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them.
