I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Fact is I always leave doing more work than agreed upon. It doesn't bother me since the customer is always satisfied. Just saying

All it takes is canvas drop cloths in your work area (a 4-ft. x 15-ft. cloth costs $15). The thick canvas stays in place, so you don’t need to tape it, and you can use it to cover any surface. Plastic drop cloths are slippery to walk on or set a ladder on and don’t stay in place. Even worse, paint spills on plastic stay wet, and they can end up on your shoes and get tracked through the house. Canvas is slippery on hard floors, so rosin paper ($10 for 400 sq. ft. at home centers) is better over vinyl, tile and hard- wood. Tape the sheets together and to the floor to provide a nonslip surface.
the price can always be adjusted based on on or off season, amount of colors to be used. A job like this can be done in 2 days and much quicker with a helper. I charge a bit more than others just because its quality work done professionally. Theres others that charge more than this just because they can on the on season and most people dont get a 2nd bid...
To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

I agree with JHs. If there is no new color on it at all, just talk to the painter about it, if it was an honest mistake (which can happen very easily while painting) your painter should have no problem fixing it. However, in my years of experience, it is not unusual for 2 coats of door paint (good quality) not to cover very well at all. I once painted a red door 7 times, plus a tinted prime coat before I found the door to be a solid color.

Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.

Only a dummy gets involved with so-called "contractors." Hire a qualified actual worker yourself. Check out their resume/background, etc. RULE #1..NO ADVANCE DEPOSITS! Pay daily or weekly or upon satisfied completion according your standard, not workers. Contractors are merely employment agents. If that's the way you get work done, then go ahead and waste your money and wind up with the myriad of problems enumerated upon in the news clip above. RULE#2.. NO SMOKERS. They are lighting up on your money. RULE#3: No cell phones while working. Talk on their own time after work
Upon first impression they were amazing and gave a great quote to paint my house in Pacific Palisades. We settled on a start date of December 3rd. The date came and went and they did not show up. I had to follow up with them and they said they would come the first week of January. I have put two calls into them today and they have not returned my call. I would not recommend this company. They can't even show up! After 48 hours they did finally follow up - be it by e-mail. They do care about their Yelp reviews, which I think is a good thing. I am going to increase my review from a 1 to a 3 star because they finally followed up. I did not end up using them, I did hire another company and so far so good.
Excellent advice because there are many unskilled workers who are "trying to pull the wool over the customers eyes". One has to study about the project for which they are in need. I happen to need dry wall repair and painting done in my home and feel the advice in this article will be a great help to me in hiring someone who is ethical and does good work. Thanks.
According to the EPA, professional painters must check for lead -- especially if a home was built before 1978. Many DIY painters forget to test for lead paint. Testing kits are available in home improvement stores for less than $40. You can also hire a lead testing and removal professional to do this work quickly and efficiently on your behalf. Lead paint can be dangerous; it's far better to find it before you put time and effort into painting your home than after the fact.

They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job. They even used Henry's roof patch to fill in a gap on the roof. Kept everything clean and no over painting - great job.

WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category.
This is my second time using House Painting and both experiences were excellent. They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house. The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly. I would use them again and I did. I have a nice well-cared home that I am very particular about. I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them. Three referrals should be enough to assess the quality of work as well as the communication skills of the painter. Ask about the overall quality of the work, the work style of the painter, how the work has held up over time, and if they would hire him or her again. Be wary of any professional that refuses to give you references; a quality painter should be happy to have to speak to past clients.


Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Most contracts don't state the extent of the wall repairs included, so it's up to the painter's discretion how much they will do.
