to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.

Also, don't be afraid to ask if the painters are trustworthy people. Unfortunately, there are plenty of cases where a painter has stolen items from a home or caused damage to the house or injury to the homeowner. Subcontractors may not be as skilled as employees, and the contractor you're hiring may not have much experience working with them, making them more of a risk. Additionally, ask if the painters are employees or subcontractors, and what the screening or hiring process is like. If the company conducts background checks, that's a good sign. 

Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.

The cost to paint metal siding -- most commonly aluminum and galvanized steel -- will depend on a variety of factors. In some instances, a simple cleaning will suffice to prepare metal siding for painting. In worst cases, painting professionals will need to repair metal that is rusted, damaged or missing pieces due to climate conditions. In the case of severe damage, a professional will have to remove the old finish and paint to get to the original layer, which will add on to the final price. When you add the actual painting of the metal siding, you might be looking at a final bill between $400 (~250 sq. ft.) and $1,500 (~1,000 sq. ft.).
Some proposals simply say to paint the walls and ceiling and never specify the number of coats to be applied. If the colors are similar enough, it's possible to get away with one coat of paint and not discount your pricing. No matter how hard you try, tiny, pin-sized air holes will pop exposing the original walls. This may not bother you if you can't notice it, but principally speaking you should have paid your painter less for the work.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.
In some cases, professional painters may include additional charges for specialized equipment that homeowners can't purchase on their own. Because professionals have licenses and access to such equipment, it's simpler to let them get those themselves. But providing some of the smaller equipment and extras directly really can help to cut down on the total cost of your project.

When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow!
I've seen this article sent out 4 times now. It's out dated in terms of today's "Scams." Paint stores haven't charged more money for deeper paint colors in over 15 years. Also Water downed paint? Seriously? That would never happen in the real world. And Wall repair? what painter would ever not assume wall repair as included? This article is a waste of time and should be taken down or edited to reflect actual scams of todays times.
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.
I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

Every pro painting contractor truly worth their salt would and should cut and paste exactly what you say here about where customary and legitimate practices and expectations should be in regards to what customers should expect from contractors and how contractors should professionally deal with their customers. This is my second time using House Painting and both experiences were excellent. They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house. The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly. I would use them again and I did. I have a nice well-cared home that I am very particular about. I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them. I sent a request for a quote via yelp and this company's response was to call them. Lazy. I then called the office and spoke with the secretary named Teresa. When she asked for my address I asked if I could wait to give out that information (i was hoping to speak with someone first) which was followed up quickly with attitude and ego. My response was, " you need to be nicer to potential clients." It's such a shame that customer service is non existent most the time. I will happily make phone calls to other drywall installers, there are only a hundred of them to choose from...

To maintain a wet edge, start near a corner and run the roller up and down the full height of the wall, moving over slightly with each stroke. Move backward where necessary to even out thick spots or runs. Don’t let the roller become nearly dry; reload it often so that it’s always at least half loaded. Keep the open side of the roller frame facing the area that’s already painted. That puts less pressure on the open side of the roller, so you’re less likely to leave paint ridges when doing DIY wall painting.
