Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road.
When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.
If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. They work well to clean painted, varnished or enameled surfaces to improve the adhesion of the new paint. They’re ideal for cleaning greasy or oily areas like kitchen and bathroom walls and removing hand marks around light switches and doorknobs.
This all comes down to the rules.....1. references....does the contractor have them??? I ALWAYS furnish all my prospective customers them....no excuses...2. insurance....again, I always furnish proof....3. Read the proposal carefully...I ALWAYS list materials down to tape used, the brand, the grit of sandpaper, the manufacturer, etc....its INEXCUSABLE to not list all of these items....I am a member of the PDCA, the Painting and Decorating Contractors of America, the foremost authority in the coatings industry and they also approve of what I listed....if you do not follow these guidelines, you will NOT get a job reflective of "professional". Look for the PDCA where any painting contractors are, if they are not a member, RUN!
WOW! I think the guy I hired read this first and I have photos that would make your skin crawl. Bottom line: he got me for $1900.00. Every single thing he painted had to be completely redone....that's when I discovered he did NOT use the colors I picked, he actually used leftover exterior paint from his mother's house! Because I have pets he said things needed to be sealed first and I did agree to that. What I did NOT agree to was using some kind of foul smelling gray stuff ON MY HARDWOOD FLOORS! THEN he painted them BLACK, telling me that all they were good for was covering over with laminate or carpet. He also dripped and tracked paint all over my ceramic tile floors. PLUS left a wet used paint roller in my garden window and had stuff piled in front so I didn't find it until it had dried. I have no idea how much that is going to cost to repair. Then he left without finishing (thank God) but left the "leftover" paint, uncovered, in the rain. Again, hid it so I didn't immediately find it. Obviously we will be going to court but I doubt if I see a penny from him.
Updated review from a 1 to a 4. Our start was a bit rough, but Nick works hard to make his customers happy and I appreciate that, even for a small job. After a late appointment and cancelled work date, Lighthouse Painting met my tight deadline by starting the job at 6 am. Their pricing was the most competitive, the quality of work is good, and the painters are professional. His team caulked and painted my baseboards, painted a fireplace, and sanded and painted a wood wall in 6 hours. Thanks Lighthouse!
Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the ﬁrst coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.
I needed to get the walls by my pool deck resealed and cracks in the stucco replaced. There was also large amounts of cracking/water damage at the bottom of my garage wall. Nick came in to give a quote in a very timely fashion and came in with a very good quote for the repairs. Nick's crew was very friendly and did a good job but, after the original wall sealant settled and dried there were gaps between the concrete and the wall. I notified Lighthouse that there was a problem with the urethane sealant and sent over some pictures. Theresa and Nick had someone come out two days later to fix it and now it looks AWESOME!
To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.
Nothing is more frustrating that not being on the same page as your professional. During your in-home meeting, clarify your expectations of the job and have the painter set appropriate expectations on his or her end as well. If you want the painter to show up at an exact time every day, or if you need them to leave at a certain time, see how your schedule might impact the completion time. Additionally, ask the painter about their expectations for the job like requiring a staging area for supplies, needing to use the driveway, or having access to running water. Don't forget to ask about the clean up and disposal expectations and find out if they need access to your garbage receptacle or if they plan on leaving extra paint with you.
I hired this person because he was listed on Angie's List. This man claimed he took and passed his contractor's license test after he signed me up for a project (Feb.) that included fixing cracks, painting, repairing a gate, installing a screen door, etc. He said he would charge me the original "handyman" prices. He postponed the start date, brought one worker who fixed a few cracks, repainted the gate terribly, but ruined a dining room ceiling when his worker used silicone in a tube instead of the expansion tape, spray ceiling covering, and paint I had purchased saying this silicone was "better". Then they said they would have to paint the whole ceiling and charge extra. They left holes in the walls and did a sloppy paint job in several places. I just paid them to get them out of my home as I felt intimidated as a senior citizen who is handicapped. I will try to have the main guy come back when I let him know what I need redone. Don't know if he will come back without charging me more.
WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category. 1 Professionalism: Mr. Lee came to our meeting prepared. With his license, a long list of references, photos of past projects, and an even longer list of stellar reviews from Angie's List and Yelp, a follow up email and a quote on the very same day, a Saturday. His crew came every day at the appointed time , working quietly and efficiently. 2 Communication: James returned each and every one of my phone calls/emails personally and quickly. 3 Cleanliness: The work took 3 days to complete and at the end of each day, their equipment was stored safely away to one side of the property. There was no debris left when the job was done, and one would not have known they were even here. This was very important to me. 4 Respect: Andrew, who led the team was very respectful of our property and my privacy. NO plants were damaged, everything that had to be moved was replaced properly, and they did the work quietly and without intruding on my day. No radios blaring and no loud bantering which we have experienced in the past. 5 Pricing. James Lee Painting's pricing was just a notch below the highest bid, but I have to say it was very well worth it, as the attention to detail was excellent, they did some extra work that was not part of the initial quote and they obviously took pride in what they do. At the end of the project, Andrew walked through with me to make sure I was happy with the results, making sure any tiny little touch ups that needed to be done were made. I understand that all reviews are very subjective. I NEVER write reviews but I highly, highly recommend James Lee Paintng asnd we will definitely be hiring them again when we paint the interior of our house in the near future. It was definitely a very stress-free experience

The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water. (You never use a sprayer and need to thin paint.?) If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.
For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.
With that said, here's the reality of that particular scenario. Painters do put water in the paint, but not for reasons you would think. Some materials need to have their viscosity manipulated in order to slow drying time, allowing gravity to 'smooth' out the product for a better finish. It also prevents 'drags' and 'sausages'. I personally try not to do it too often, but from time to time I have to. I want my client to have a proper finish.
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
