His team is very meticulous, very careful, very clean, and very courteous! They're also very accommodating. For instance, I mentioned a couple spots under some angled siding where I thought a little extra filling was needed, and they obliged without question. Same thing with a request for a stain-proof primer under a balcony. Doing these kinds of little things without question or extra charges is really nice!
I called House Painting Inc. for an estimate and the Owner James Lee called me back within minutes to set up a time to come see my house. He came the very next morning and then did a walk around of my property and told me he would have a bid prepared and emailed to me by the end of the day. As promised, this bid showed up around 4:00 p.m. I called several other painters to get estimates as well, always checking that the reviews were not fake (Like all 5 star reviews grouped within a month of each other, as if they had all their friends give them great reviews). I also checked with the California Contractors board to verify current Licences and if in fact the painters were working under their own license or working under some random contractor's license that wasn't even a painters license, (Some had no license at all!), I checked to see if the companies I interviewed were listed with the BBB, and if they were, if they had any unresolved claims against them. Only one Company, House Painters Inc. Passed the test. Current Licence in James Lee's name, continuously in business for decades with no infractions. CHECK Bonded with workers comp to protect me if someone got hurt on the job at my home. CHECK A-plus rating with the Better Business Bureau with no unresolved issues. CHECK Hundreds of 5-Star reviews on yelp dating back to 2011. Check An address list and phone numbers of willing, former clients' homes for me to view in my area. CHECK To top it off, the best price of all the bids! CHECK I hired House Painters Inc. and set up a date for them to come. The whole operation took about 5 and a half days from start to finish. Sung and his crew were extremely conscientious of all our belongings and took great care preparing the house. They showed up on time at 8:30 everyday, and were completely unobtrusive with our comings and goings during their week here. They repaired some dry rot, repaired cracks in the stucco, installed some flashing on trouble spots on my eaves, scraped, sanded, power washed, dug trenches, protected plants and addressed every need I knew about, and they even pointed out, then fixed some things that I was unaware of. Everyday Sung and his crew worked clean and stowed everything away, every night except the protective sheeting. I was thrilled with the outcome and quality of their work. I painted my home the same color as I did 20 years ago, and I am ecstatic with how fresh and clean it looks again. I would hire these guys again in a heartbeat!
Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating.
Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.

This all comes down to the rules.....1. references....does the contractor have them??? I ALWAYS furnish all my prospective customers them....no excuses...2. insurance....again, I always furnish proof....3. Read the proposal carefully...I ALWAYS list materials down to tape used, the brand, the grit of sandpaper, the manufacturer, etc....its INEXCUSABLE to not list all of these items....I am a member of the PDCA, the Painting and Decorating Contractors of America, the foremost authority in the coatings industry and they also approve of what I listed....if you do not follow these guidelines, you will NOT get a job reflective of "professional". Look for the PDCA where any painting contractors are, if they are not a member, RUN!
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
