I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. When she asked for my address I asked if I could wait to give out that information (i was hoping to speak with someone first) which was followed up quickly with attitude and ego. My response was, " you need to be nicer to potential clients."  It's such a shame that customer service is non existent most the time. I will happily make phone calls to other drywall installers, there are only a hundred of them to choose from...
Three referrals should be enough to assess the quality of work as well as the communication skills of the painter. Ask about the overall quality of the work, the work style of the painter, how the work has held up over time, and if they would hire him or her again. Be wary of any professional that refuses to give you references; a quality painter should be happy to have to speak to past clients.

They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job.

Of course there are people who try to take advantage of homeowners My reputation and repeat business is based on word of mouth. Shoddy work is always a way to get put out of business quick. As far as strictly painting, preparation is a big factor in getting a quality paint job. If you don't prepare the surfaces you are painting you are spinning your wheels, and wasting money, no matter what paint you use. Getting a deposit from a customer is beneficial, but not always necessary. Sometimes it is a godsend, when you get stuck by the customer, which has happened to me more than once
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.

When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well.

Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated.  I started my young life as a yacht painter in my grandfather's boat shop at 12 and have been painting and house building all my life. We built boats of wood because we had nothing better, we built homes of wood because we had nothing better. I grew up putting wood siding (cedar, redwood) on houses, it was the best we had. Now I tell people use cement siding, paint it once every thirty years if it needs it or not.

Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.

There are numerous factors to consider prior to pricing that can add additional costs to the painting of your home. It was previously stated that the surface material, condition of existing surface, home features, special materials that may need to be utilized, and any additional prep work that might be required can effect the final cost. The location also effect the overall condition of the home or business moving from the Northwoods , lake areas to urban homes.


Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

After a late appointment and cancelled work date, Lighthouse Painting met my tight deadline by starting the job at 6 am.  Their pricing was the most competitive, the quality of work is good, and the painters are professional. Only a dummy gets involved with so-called "contractors." Hire a qualified actual worker yourself. Check out their resume/background, etc. RULE #1..NO ADVANCE DEPOSITS! Pay daily or weekly or upon satisfied completion according your standard, not workers. Contractors are merely employment agents. If that's the way you get work done, then go ahead and waste your money and wind up with the myriad of problems enumerated upon in the news clip above. RULE#2.. NO SMOKERS. They are lighting up on your money. RULE#3: No cell phones while working. Talk on their own time after work
