Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
Before we start, you will have to choose your color. If you would like to replicate a color already on your wall, you can use an old can of paint for reference, or you can take a chip to the paint store. I called House Painting Inc. for an estimate and the Owner James Lee called me back within minutes to set up a time to come see my house. He came the very next morning and then did a walk around of my property and told me he would have a bid prepared and emailed to me by the end of the day. As promised, this bid showed up around 4:00 p.m. I called several other painters to get estimates as well, always checking that the reviews were not fake (Like all 5 star reviews grouped within a month of each other, as if they had all their friends give them great reviews). I also checked with the California Contractors board to verify current Licences and if in fact the painters were working under their own license or working under some random contractor's license that wasn't even a painters license, (Some had no license at all!), I checked to see if the companies I interviewed were listed with the BBB, and if they were, if they had any unresolved claims against them. Only one Company, House Painters Inc. Passed the test. Current Licence in James Lee's name, continuously in business for decades with no infractions. CHECK Bonded with workers comp to protect me if someone got hurt on the job at my home. CHECK A-plus rating with the Better Business Bureau with no unresolved issues. CHECK Hundreds of 5-Star reviews on yelp dating back to 2011. Check An address list and phone numbers of willing, former clients' homes for me to view in my area. CHECK To top it off, the best price of all the bids! CHECK I hired House Painters Inc. and set up a date for them to come. The whole operation took about 5 and a half days from start to finish. Sung and his crew were extremely conscientious of all our belongings and took great care preparing the house. They showed up on time at 8:30 everyday, and were completely unobtrusive with our comings and goings during their week here. They repaired some dry rot, repaired cracks in the stucco, installed some flashing on trouble spots on my eaves, scraped, sanded, power washed, dug trenches, protected plants and addressed every need I knew about, and they even pointed out, then fixed some things that I was unaware of. Everyday Sung and his crew worked clean and stowed everything away, every night except the protective sheeting. I was thrilled with the outcome and quality of their work. I painted my home the same color as I did 20 years ago, and I am ecstatic with how fresh and clean it looks again. I would hire these guys again in a heartbeat!
They did an exceptional job of painting the interior of my house. As we were moving into an ongoing remodel, they came out on two separate occasions to better accommodate me. In order to put away the bulk of our stuff and make our place habitable, they first came out to paint all of our closets. Jay was professional enough to recommend that they come back to paint the remainder of the place later so that the paint job would be uniform, cohesive and less likely to be damaged during the completion of all our other projects. They were easy to contact and get a hold of and promptly returned to complete the job when we needed them. Despite having a house full of stuff, they covered everything neatly and took care of all our possessions. I would definitely use them again and would highly recommend them to others. Their price was better than several others, even my own contractor.
I am getting quotes to paint the exterior of a 2,500 sq ft split levei home that just had all new windows and pre-primed Hardiplank installed 3 months ago. the quotes are up to $2,500 different ranging from power wash,prime again 3 coats of paint to no powerwash needed so soon and one coat of paint.. All quotes include trim. One includes complete replacement of 80 feet facia boards another just 40 feet.
Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.

we only use the best interior paint which goes further as far as pricing a repaint we charge 2.00 a square foot floor space for walls ceilings and trim .on new construction using the best paint 3.90 per foot floor space that is with 3 coats on all surfaces but as being a professional for 45 years i recommend use a professional so that your paint will last longer and you wont have to pay to have it done more often i do free consulting in these areas i am more than happy to assist you with your projects 864-506-6666 just always remember good paint last longer and use a washable paint your home is your most valueable investment take care of it
When you refinish your existing cabinet doors, you get a whole new look without the astronomical costs normally associated with a kitchen remodel. It’s a much smarter way to update your space, especially if your cabinets are still in good condition. It doesn’t make sense to throw out perfectly good materials, just because you’re tired of the color.

It's okay to receive ballpark figures over the phone however, insist upon an in-home estimate. A quality painter will help point out why certain parts of the project might be more expensive and can even talk through the repair process if it's necessary. A painter should also ask questions regarding access to the painting site, where they should park and if any HOA rules prohibit hours of work.
The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water. (You never use a sprayer and need to thin paint.?) If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.
I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages.  I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.

You probably won't get that lucky, but there are good reasons many homeowners keep their painting in-house. No building codes apply to interior decoration; if you do something dumb, you don't risk life and property as you would if you were, say, tackling a rewiring job; and because labor typically accounts for 80 to 85 percent of the price of a paint job, you'll save a ton by doing the work yourself.

WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category.
As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
