basic formula? single color exterior labor only ranges from $0.85 to $0.95 per sq foot as a BASE starting point. Prices go up depending on multiple colors, slope of surrounding areas, multiple stories..etc.Some painters charge per window to mask off. Ive seen $25 a window to $50.  Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of $0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = $1,187.50 (one color). Pressure washing, Add another $45-$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story. 

Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.

If you do decide to make it a full-time business, the sky’s the limit. NO plants were damaged, everything that had to be moved was replaced properly, and they did the work quietly and without intruding on my day. No radios blaring and no loud bantering which we have experienced in the past. 5 Pricing. James Lee Painting's pricing was just a notch below the highest bid, but I have to say it was very well worth it, as the attention to detail was excellent, they did some extra work that was not part of the initial quote and they obviously took pride in what they do. At the end of the project, Andrew walked through with me to make sure I was happy with the results, making sure any tiny little touch ups that needed to be done were made. I understand that all reviews are very subjective. I NEVER write reviews but I highly, highly recommend James Lee Paintng asnd we will definitely be hiring them again when we paint the interior of our house in the near future. Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job.

When she asked for my address I asked if I could wait to give out that information (i was hoping to speak with someone first) which was followed up quickly with attitude and ego. When painting the trim, you don’t have to be neat. Just concentrate on getting a smooth finish on the wood. Don’t worry if the trim paint gets onto the walls. You’ll cover it later when painting the walls. Once the trim is completely painted and dry (at least 24 hours), tape it off (using an “easy release” painter’s tape), then paint the ceiling, then the walls.

David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green.
Nick came out promptly to my house and gave me a quote for the projects I had in mind. When I decided to have them do the job, his crew came out on the agreed upon date and time. They did a thorough job. With an eye to detail (I'm very particular). And I can say I'm happy with work they did on my guest bedroom and bathroom. And will have them come back to do the master bedroom/bath.
What can I say? Nick was fantastic he knows his stuff. I only wish I would have taken before and after pictures. Nick and his team did a fabulous job. They did exactly what I asked them to do. The house looks fantastic. They match the color exactly. I asked Nick can you match the paint color. He was able to match. I am so glad I used Lighthouse painting. I only which I had them do the indoors. If you are looking for someone who understand the importance of match paint and great customer service call Nick! You will not regret it!

Beginning with the prep work and ending with last coat of paint or the finishing, an exterior paint job will last anywhere from one to two weeks. After completion, homeowners using low-quality paint will need to repaint every four or five years to keep it well maintained; homeowners using high-quality paint can go longer without a new coat -- usually about seven or eight years, depending on the type of paint and material.


The article was well-intended, but it makes it sound like painters are the crooks and consumers are innocent victims. That is blatantly un-true. Maybe there should be a follow-up article that educates consumers how not to be shysters by expecting a ton more than they said at the start, or not paying the balance of the job unless something else is done that was not in the contract. Tradesmen have a rough road when dealing with consumers that have short arms but long lists of by-the-way items. No, I'm not a painter...


If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. They work well to clean painted, varnished or enameled surfaces to improve the adhesion of the new paint. They’re ideal for cleaning greasy or oily areas like kitchen and bathroom walls and removing hand marks around light switches and doorknobs.

In my opinion the information on this page should be modified as for the pricing for my area is not correct and the information here could damage the expectations of my or another painting companies pricing. There are too many situations that there is not a way to specify cost prior to seeing the actual house and that information needs to be in big print on this page.

We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.

I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.

I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages.  I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.  
There are cases where apartment complexes allow you to choose from a color wheel of neutral hues before you move in. Some charge a fee for calling in a painter to do the walls, while others offer new paint as a benefit of moving in. If you're not a fan of neutral colors, consider looking for an apartment that allows you to paint the walls a more expressive tone. Otherwise you can invest in boldly colored furniture and posters.

I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

Third: The contractor buys the materials. We get them at a better rate and customers really don't know what they are getting into by being a material racer. Once again, I'm not referring to the guys that paint a bedroom or 2 a week. Tell the homeowner to go grab 50 gallons of paint, $300.00 worth of sundries and related job cost items and I'd be interested to see how it works for them....IT WILL NOT. And if were talking about people getting taken advantage of here, the paint suppliers with no relationship to a homeowner will 100% GOUGE the customer and completely take advantage of them with pricing. Contractors will pay nearly half the price and will still save the customers money marking up paint 10-15%.
I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.

Ours was a big job. We chose to work with three colors, one of which Sang and his partner painstakingly applied to all our window trim and grids. But before the colors came the preparation. The detail and precision of their work can not be understated. Even the taping of plastic was performed with purpose, each edge a clean line. Sang inspected all phases (patching, sanding, and power washing) with great attention and after three days of intensive work, it was time for primer and paint. Sang is knowledgeable and gave us great advice on how to best use our colors. Again, he payed close attention to detail, making sure that our house looked beautiful. We are extremely pleased!
It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. Some buildings and landlords have pre-selected painters, while others will contract companies to paint on an as-needed basis. If your landlord or building doesn't have a pre-selected painter, see if you may be allowed to paint the walls yourself. If you're moving in and selecting a non-neutral color, understand that your landlord may require you to repaint the walls the original color when you move out -- and ensure that you're ready to make that investment down the road.

I did go with the highest bidder and it did not matter. They did a shoddy job and threatened to take me to court when I pointed out mistakes that they made based on their work standards stated on the quote. I have not paid them yet, just filed a complaint with the BBB. No money down asked, no contract signed. The boss stated I have to high of expectations just because I live in a 121 year old house!

My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.
