A fresh paint job has the power to totally transform the look of your house in less time and for less cash than any other remodeling project. That thin skin of resin and pigment also protects your investment, shielding it from sun, wind, and rain—until the paint begins to crack and peel, that is. Then it's time to button up with a couple of new coats. Properly applied, new paint should last for a good 15 years, provided you use top-quality materials, apply them with care (and with an eye on the weather), and, most important, clean and sand every surface first. Here's what you need to know to get a first-class finish on your home's exterior.
When you go to the home improvement store, find out how much 12 gallons of the paint you want would cost, and that will help you determine your cost. Maybe it's a low-quality paint that costs $30, in which case you're looking at about $360 for paint. If you choose high-quality paint that costs around $70, your total paint cost could be closer to $840. Professionals also recommend that you add an extra 10 or 20 percent to your total square footage, depending on the type of siding you have. Some textures require extra paint because they're rough. This is especially true with wood and stucco siding.
Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather.

I needed to get the walls by my pool deck resealed and cracks in the stucco replaced. There was also large amounts of cracking/water damage at the bottom of my garage wall. Nick came in to give a quote in a very timely fashion and came in with a very good quote for the repairs. Nick's crew was very friendly and did a good job but, after the original wall sealant settled and dried there were gaps between the concrete and the wall. I notified Lighthouse that there was a problem with the urethane sealant and sent over some pictures. Theresa and Nick had someone come out two days later to fix it and now it looks AWESOME!
HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house. They finished on time and for the price that was quoted. The work itself is high quality and if we ever need something painted in the future, I will be using them again.
I did go with the highest bidder and it did not matter. They did a shoddy job and threatened to take me to court when I pointed out mistakes that they made based on their work standards stated on the quote. I have not paid them yet, just filed a complaint with the BBB. No money down asked, no contract signed. The boss stated I have to high of expectations just because I live in a 121 year old house!
They did an exceptional job of painting the interior of my house. As we were moving into an ongoing remodel, they came out on two separate occasions to better accommodate me. In order to put away the bulk of our stuff and make our place habitable, they first came out to paint all of our closets. Jay was professional enough to recommend that they come back to paint the remainder of the place later so that the paint job would be uniform, cohesive and less likely to be damaged during the completion of all our other projects. They were easy to contact and get a hold of and promptly returned to complete the job when we needed them. Despite having a house full of stuff, they covered everything neatly and took care of all our possessions. I would definitely use them again and would highly recommend them to others. Their price was better than several others, even my own contractor.
I agree that these are the most popular TVs as a blend of technology and cost. But to say they are THE BEST TVs for watching footballs is way off. The 85 SONY XBR 900X blows all of these off the map for football, and it is still not the THE BEST. But it's the best under $10,000. Btw - there is no end to the discussion about what is the best. The results will always be spread across the different segments of buyers. I just think this article should say THE MOST POPULAR .. not the BEST.

I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

David took so much pride in his work and was really wonderful about communicating with us each step of the way. His crew painted the interior AND exterior of our home in maybe a week or less. I love how they painted our pipes outside of the house to match the colors- I'll attach a picture to show what I mean. Their attention to detail was fantastic! This is my second time using House Painting and both experiences were excellent.  They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house.  The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly.  I would use them again and I did.  I have a nice well-cared home that I am very particular about.  I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them. Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road.
Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.

The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.
Three referrals should be enough to assess the quality of work as well as the communication skills of the painter. Ask about the overall quality of the work, the work style of the painter, how the work has held up over time, and if they would hire him or her again. Be wary of any professional that refuses to give you references; a quality painter should be happy to have to speak to past clients.

The other difficult part is getting a painting contractor to show up. While this generalization does not apply to every painter, personally I am extremely grateful if I can get a paint contractor to show up to look at the house and to later produce a written estimate. I hardly fault the painting contractors, because I think it is a combination of the contractors being smaller operations along with a high demand for their work.
Vinyl siding is one of the more inexpensive siding materials to have repainted, especially with recent innovations in painting materials. Homeowners will first need to vinyl cleaned and repaired, and any clapboards or vinyl sections that have blown off because of climate conditions will need to be replaced. Painting professionals will apply paint quickly and easily over the vinyl siding, much like an interior paint job. The finish, however, may require extensive work and regular maintenance. Expect to pay between $600 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.), with prices likely increasing for the finish. FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.

Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Fact is I always leave doing more work than agreed upon. It doesn't bother me since the customer is always satisfied. Just saying

If you do only interior painting, for example, you might get by with one ladder, a few brushes, rollers, basic hand tools and such, for an investment of less than $300. I sent a request for a quote via yelp and this company's response was to call them. Lazy. I then called the office and spoke with the secretary named Teresa. When she asked for my address I asked if I could wait to give out that information (i was hoping to speak with someone first) which was followed up quickly with attitude and ego. My response was, " you need to be nicer to potential clients."  It's such a shame that customer service is non existent most the time. I will happily make phone calls to other drywall installers, there are only a hundred of them to choose from...
Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family.
