After getting more than 5 estimates to get our exterior home painted, we chose this company. It all started when we had James Lee, the owner, present us with a packet when we first met for the estimate with copies of contractors license, insurance, and addresses of his interior/exterior painting jobs. The estimate was very affordable. The 2 workers did an excellent job from start to finish. The job took an estimated 5 days to complete and they cleaned up after themselves every day. If you talk with a painting contractor long enough, you’ll inevitably hear; “There’s no good help out there.” It’s easy to hide behind this excuse, but it’s not true. There are plenty of reliable painters out there, business owners just don’t take the time to find them. It takes TIME to find good people, time you wouldn’t have if you were busy painting.
First off all clients want a "deal" As a painting contractor for 38 years I can tell you that residential-commercial-industrial clients (and their needs are all diffrent. It seems this discussion mostly concerns residential repaints,so here goes--first off ALWAYS get a personal referance from a friend or co-worker. Always get an itemized contract that specifies the prep,color, number of coats, and specifics on payment. Remember you want to set up a relationship with the painting contractor of your choice. Bond, license and insurance are required to get a contractors license and are readily available online at your state Labor and Industries website. Second-- find someone you trust. He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. I have turned down some jobs that looked very profitable on the surface that turned out not to be so.(word gets around fast in the small painting community) Good Luck to clients and contractors
This is an unsolicited recommendation for Florida Home Painters who have twice painted our home, which is less than 5,000 square feet under air conditioning in Lighthouse Point with a 180-foot dock. Joe has painted the outside house, trim, painted the two concrete walls, painted the sea wall cap, stained the dock and replaced planks, along with painting the inside walls, ceilings and trim. Joe has an excellent eye to match paint and makes suggestions with the ability to explain his recommendations and he can repair problems so a separate crew or repairperson is not needed for every little item that might be wrong around the home and property. I tend to be perfectionistic and detailed and Joe has the adaptability to deal with me and my wife along with my hours of work. In the past, I trusted no one to paint our house so I did all the painting. I trust Joe and his careful crew, and he is always willing to try an idea I have come up with - which is typically a mistake of mine - which he easily corrects. Joe is always available, shows up frequently, and is always involved directly or indirectly with repairs. It is a pleasure to deal with an English-speaking American who is obviously never intoxicated or high on drugs. Payment. Every client is different. Every job has it's own unique set of circumstances. I always start off the discussion with my clients saying that I'm flexible on how they would like to proceed with payments but that I prefer half down. I refuse to change order. Change orders are my last resort. Instead I ask questions at our initial meeting and try to be sure to cover all bases before I submit my estimate.

OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. Contractors that do not like the customer to be around looking at the progress don't get the job.
If you decide to hire help, have several contractors inspect the job and provide proposals. You'll probably find huge price differences for the same job. A Checkbook undercover shopper got quotes from nine Washington-area contractors to repaint the walls, ceiling and trim for a living room, dining room, family room, bathroom and kitchen. Including paint and supplies, prices ranged from $2,650 or less to more than $6,500.
WE met with 3 different painting companies before we met James Lee and when we did we knew we wanted him to work on our project. We had only planned to paint the trim on our house and James did not try to talk us into any additional work, though after our initial meeting, we decided to paint the entire exterior of our home. I base my review on the following criteria for which I will give 5 stars in each category.
My house is a mess. Virtually everything needs serious work. Dixon gives me the confidence to tackle one project after another. His writing style is straightforward, reassuring, inspirational. He tells you everything you need to know to complete a job and be happy with it. Every painstaking stage of prep, helpful tips on additives, priming, carrying out each stage of painting process under every possible circumstance. I borrowed Dixon's book from the library so often that I spent more than the cost of it on overdue fines.
Not only do I agree with what you are saying; but, I will not use Angie's List for referrals again. Their "A" rated painter did some of the exact things they are now warning against; however, they are still rated "A". I sent in a review and it took eight weeks to post it. They allowed the contractor to lie about what happened as a response. I had proof and photos. Angie's List is a scam; instead ask neighbors and friends for referrals!
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
