OF the different type of customers there are at least two: cheap charley's and people who want great results. I agree the need for wall repair is critical to the end results. Most critical is for the customer to be told ahead that the walls are going to need exactly what is needed. This means the contractor must look, touch, examine the walls for defects and needed work. I've been a building manager for 40 years and seen a few paint jobs. Typically a contractor does a lot of talking about how expert he is, but the guys who walk through with note pads, iPads, examine, measure, point things out, explain and recommend are the ones I will deal with. It confirms if they know what the business. Nobody likes the workers to show up and when you talk about the job they're going to do they know nothing but they we were told to be here. Their boss who bid the job doesn't supervise - a big no no around here. Nobody likes surprises or worse, at the end of a job that's not right getting a bunch of little kid excuses. I had florida home painters paint my tri level. Joe is a nice guy and owner who quoted the job. He was very helpful and gave us a paint sample book to choose from. He help to suggest colors for the patio floors which was a nice compliment to the color of the house. His crew was fast and clean during the painting process. Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!
I agree with Jeff below, these prices are far below what I see on the market in the Portland Or. area. When one uses the term "paint the house" what exactly does one mean? Any fool can buy an airless paint sprayer and put paint on a house. New homes built with fiber cement siding paint clean and easily but older homes built with wood require much prep work.
This is my second time using House Painting and both experiences were excellent. They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house. The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly. I would use them again and I did. I have a nice well-cared home that I am very particular about. I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them. House Painting Inc. does deserve to have the 5 Star rating!
When you go to the home improvement store, find out how much 12 gallons of the paint you want would cost, and that will help you determine your cost. Maybe it's a low-quality paint that costs $30, in which case you're looking at about $360 for paint. If you choose high-quality paint that costs around $70, your total paint cost could be closer to $840. Professionals also recommend that you add an extra 10 or 20 percent to your total square footage, depending on the type of siding you have. Some textures require extra paint because they're rough. This is especially true with wood and stucco siding.
Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...
Inspect the surface area for holes, cracks or other problems and apply acrylic caulk to fill them in. Use a putty knife to smooth out the caulk and remove any excess to prevent bumps. For particularly thin or narrow crevices, you may have to use your finger to smooth out the caulk. Caulk contracts and shrinks, so apply a second layer once it's dried.
Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.
I had the interior of my home painted (kitchen, & cabinets) the final product looks AMAZING!! Theresa in the office was very helpful and quick to schedule my project. Nick, the owner came out to give me an estimate he was very professional, on time, and very knowledgeable in his trade he also had great design ideas and wonderful taste in colors the workers were very polite, respectful and clean daily on the job. I highly recommend this company for any project big or small!!!
When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow!

Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
Dave, you said it best! Every pro painting contractor truly worth their salt would and should cut and paste exactly what you say here about where customary and legitimate practices and expectations should be in regards to what customers should expect from contractors and how contractors should professionally deal with their customers. If you do decide to make it a full-time business, the sky’s the limit. The house flipper/contractor that I worked for billed clients $35 per hour for painting, and paid his best painters perhaps half of that, so there is room for some profit there. Consider the case of Matt Shoup, who started with $100 and went door-to-door, asking neighbors if they needed some painting done, then built a painting business that earns $2.5 million per year!
