Good contracts include descriptions of prep work and repairs; paint specs by brand name, type, color and product number; the number of coats; and a full description of the work, including frequently omitted items such as cabinet interiors and shutters. Minimize delays by specifying that, weather permitting, work will be continuous. Get a payment schedule that minimizes the down payment — the more payment you can withhold until the end, the more leverage you'll have to get the job done well and per your specifications. Insist that contractors provide proof that they carry both general liability and workers' compensation coverage.
If a quote seems high, ask the contractor what is increasing the price point. Perhaps it's something that can be negotiated, or maybe this business is just overpricing their services. On the other hand, be skeptical of any price points that seem unfathomably low. Interesting information! We just got scammed in White Stone, Virginia... we chose the same color, but went from a flat to an eggshell finish. I wasn't available to stand over the painter while he painted. For such a detailed job, I marveled at how quickly he finished the project! After he was paid for the job, we discovered all he did was roll paint across the walls and close to the crown, baseboards and detailed trim around windows and doors leaving about an inch or so of the flat finish. By using the same color, he didn't even do the job he was paid to do, which explained why he could finish the job so quickly. By using the same color... he got lucky and passed it off as a completed job not bothering to paint to and cut in around the trim. Upon further evaluation of our walls we could see exactly where he stopped because we could see the difference between the flat and eggshell finishes. There are walls he didn't even bother to paint. Then where he did paint near the crown when we were in the room watching ... he hit the crown moulding and tried to tell us it was already there... and tried to sell us on painting the crown moulding. I am so disgusted and upset!! He'll be hearing from us to rectify the situation.

I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.
When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing,colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.

For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.
What can I say? Nick was fantastic he knows his stuff. I only wish I would have taken before and after pictures. Nick and his team did a fabulous job. They did exactly what I asked them to do. I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages.  I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.

The BBB also rates companies based on a Standards of Trust scale, which goes from A+ to F. A company doesn't have to be a member to get a grade, and it's a good idea to check to see how your contractor is scored as well as its membership status.
This is an unsolicited recommendation for Florida Home Painters who have twice painted our home, which is less than 5,000 square feet under air conditioning in Lighthouse Point with a 180-foot dock. Joe has painted the outside house, trim, painted the two concrete walls, painted the sea wall cap, stained the dock and replaced planks, along with painting the inside walls, ceilings and trim. Joe has an excellent eye to match paint and makes suggestions with the ability to explain his recommendations and he can repair problems so a separate crew or repairperson is not needed for every little item that might be wrong around the home and property. I tend to be perfectionistic and detailed and Joe has the adaptability to deal with me and my wife along with my hours of work. In the past, I trusted no one to paint our house so I did all the painting. Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Additionally, paint suitable for rolling or brushing over stucco varies greatly depending on location and climate conditions. Some stucco paint varieties will chip and peel away in certain climate conditions, so painting professionals won't recommend them. These factors make stucco one of the more expensive siding materials to cover. You can expect to pay anywhere from $900 (~500 sq. ft.) to $3,000 (~1,500 sq. ft.) to have stucco revitalized with paint, depending on how much is needed to cover the home exterior.
This is my second time using House Painting and both experiences were excellent. They painted the exterior and interior and worked straight through the job which took about seven days. I found his pricing to be reasonable and not expensive. The crew was exceptionally courteous and quiet and I never felt uncomfortable with them around or in the house. The job was well done in a professional manner and they were sure to be careful with your things and prepped everything properly. I would use them again and I did. I have a nice well-cared home that I am very particular about. I find that everyone wants a good review these days even when they don't deserve one so I usually don't do them much anymore and only when the company is really good and when they truly deserve me investing my time to review them. HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house. They finished on time and for the price that was quoted. The work itself is high quality and if we ever need something painted in the future, I will be using them again.
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed. 

I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.
Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Sure, it adds to your the total time and money spent on your project, but it's certainly worth doing the job right the first time. Otherwise, you'll spend additional time and money down the line on maintenance and repairs. My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
