Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road.
For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.
I'm an architect and my firm routinely specifies interior finishes for projects so I thought I'd contribute a professional's perspective on the issue of how many coats of paint are deemed "acceptable". The fact of the matter is the average consumer usually isn't a paint expert and can't be expected to know about all the factors that impact coverage. That knowledge is considered "means and methods" and in a court of law, the responsibility lies with the painter or general contractor, not the consumer. What the consumer should be concerned about is the final result-does it look good and is it what you expected? The simplest way to communicate this to your painter is to stipule in your written agreement that the number of coats will be "as required to cover". That way all the guess work about what kind of primer, how many coats, how color affects the scope of work, etc., is removed from the consumer's responsibility and resides where it belongs-with the professional. In the contract that's why retention is always a good idea-typically 10% is withheld from payment until the job is completed to the satisfaction of the customer. Of course in return you as the customer have to be reasonable about what constitutes a completed job. Just my $.02.
Upon first impression they were amazing and gave a great quote to paint my house in Pacific Palisades. We settled on a start date of December 3rd. The date came and went and they did not show up. I had to follow up with them and they said they would come the first week of January. I have put two calls into them today and they have not returned my call. I would not recommend this company. They can't even show up! After 48 hours they did finally follow up - be it by e-mail. They do care about their Yelp reviews, which I think is a good thing. I am going to increase my review from a 1 to a 3 star because they finally followed up. I did not end up using them, I did hire another company and so far so good.
Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated. That's why he's #1. That's why he's staying there. Thank you James and co!

It was refreshing. I loved the pictures and accompanying text of the event that you posted. I have to say in closing to Chris, Kevin and Thomas (in particular) you gave my son, a budding landscaper, the impetus to continue his pursuit of the trades. Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.
The BBB isn't a painter-specific group but rather an organization that is dedicated to ensuring that consumers can access information about anyone they do business with. The BBB also rates companies based on a Standards of Trust scale, which goes from A+ to F. A company doesn't have to be a member to get a grade, and it's a good idea to check to see how your contractor is scored as well as its membership status.

If you talk with a painting contractor long enough, you’ll inevitably hear; “There’s no good help out there.” It’s easy to hide behind this excuse, but it’s not true. There are plenty of reliable painters out there, business owners just don’t take the time to find them. It takes TIME to find good people, time you wouldn’t have if you were busy painting.
Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. So the painters did not paint it. To his credit, he did instruct them to paint it when I brought it to his attention. If I had the job to do over again I would look for an individual who came with referrals from happy customers rather than a franchise owner..
Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.
Hello, I have a sad situation to share -- a friend of mine who is a very good painter, experienced too, fell off a tall ladder that did not have "boots" on it. (I've never seen those.) Anyway, do you think he should have asked for boots before painting? Possibly it was a situation where he was shy to ask because he wanted the job... (I don't know all the details.)
