Nothing is more frustrating that not being on the same page as your professional. During your in-home meeting, clarify your expectations of the job and have the painter set appropriate expectations on his or her end as well. If you want the painter to show up at an exact time every day, or if you need them to leave at a certain time, see how your schedule might impact the completion time. Additionally, ask the painter about their expectations for the job like requiring a staging area for supplies, needing to use the driveway, or having access to running water. Don't forget to ask about the clean up and disposal expectations and find out if they need access to your garbage receptacle or if they plan on leaving extra paint with you.
Save yourself time, stop looking for another painter, and call Nick at Lighthouse Painting. I chose Lighthouse to paint the inside and outside of my house due to all of the positive reviews on Yelp. If the point of hiring a well established, experienced, reputable painting contractor is to secure the professionalism and trust suggested to be inherent with that choice, then I would EXPECT that professionalism and experience to include the ability to make the proper and correct calculations for labor and materials for a fixed price quote, and there should be NO reason for the contractor to put the cost burden of their miscalculation on the consumer.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.

According to the EPA, professional painters must check for lead -- especially if a home was built before 1978. Many DIY painters forget to test for lead paint. Testing kits are available in home improvement stores for less than $40. You can also hire a lead testing and removal professional to do this work quickly and efficiently on your behalf. Lead paint can be dangerous; it's far better to find it before you put time and effort into painting your home than after the fact.

Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s.

I'm not a handy guy nor do I have all the necessary tools (or know-how) to complete big DIY projects. So when I wanted to install wainscoting in my bathroom remodel project, Nick and his team saved the day! Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.
On the surface, painting a house seems to be a relatively simple, straightforward task. Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016.  Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)  
I put out a request for bids to several local house painters and quite a few seemed high. One was for over $6000 for painting the exterior of the house with putty fill as necessary, paint included. It was for him and one other guy to do the work. I said, "it's going to take you guys quite a while to get this job done" and he told me that no, they could do it in 2 days. I don't know about you but $1500 a day per painter seems more than just a bit high. I went with someone else and they had several people there for several days working like crazy and did a great job. There are too many scammers.

No matter how you go about filtering your options, however, there's no substitute for talking to several different contractors and getting a few different estimates if you want the best service for the best price.

When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!

I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.

I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.
