After getting more than 5 estimates to get our exterior home painted, we chose this company. It all started when we had James Lee, the owner, present us with a packet when we first met for the estimate with copies of contractors license, insurance, and addresses of his interior/exterior painting jobs. The estimate was very affordable. The 2 workers did an excellent job from start to finish. The job took an estimated 5 days to complete and they cleaned up after themselves every day. Stucco is a specialized material that requires extensive preparation work (cleaning, caulking, filling in cracks, etc.). Additionally, paint suitable for rolling or brushing over stucco varies greatly depending on location and climate conditions. Some stucco paint varieties will chip and peel away in certain climate conditions, so painting professionals won't recommend them. These factors make stucco one of the more expensive siding materials to cover. You can expect to pay anywhere from $900 (~500 sq. ft.) to $3,000 (~1,500 sq. ft.) to have stucco revitalized with paint, depending on how much is needed to cover the home exterior.

I hired this person because he was listed on Angie's List. This man claimed he took and passed his contractor's license test after he signed me up for a project (Feb.) that included fixing cracks, painting, repairing a gate, installing a screen door, etc. He said he would charge me the original "handyman" prices. He postponed the start date, brought one worker who fixed a few cracks, repainted the gate terribly, but ruined a dining room ceiling when his worker used silicone in a tube instead of the expansion tape, spray ceiling covering, and paint I had purchased saying this silicone was "better". Then they said they would have to paint the whole ceiling and charge extra. They left holes in the walls and did a sloppy paint job in several places. I just paid them to get them out of my home as I felt intimidated as a senior citizen who is handicapped. I will try to have the main guy come back when I let him know what I need redone. Don't know if he will come back without charging me more.

Payment. Every client is different. Every job has it's own unique set of circumstances. I always start off the discussion with my clients saying that I'm flexible on how they would like to proceed with payments but that I prefer half down. I refuse to change order. Change orders are my last resort. Instead I ask questions at our initial meeting and try to be sure to cover all bases before I submit my estimate.
Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.

Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! I always fine someone who will work with me as I pay a bonus for that.
They did an exceptional job of painting the interior of my house. As we were moving into an ongoing remodel, they came out on two separate occasions to better accommodate me. In order to put away the bulk of our stuff and make our place habitable, they first came out to paint all of our closets. Jay was professional enough to recommend that they come back to paint the remainder of the place later so that the paint job would be uniform, cohesive and less likely to be damaged during the completion of all our other projects. They were easy to contact and get a hold of and promptly returned to complete the job when we needed them. Despite having a house full of stuff, they covered everything neatly and took care of all our possessions. I would definitely use them again and would highly recommend them to others. Their price was better than several others, even my own contractor.

Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. HIGHLY recommend this company. We needed to hire someone to paint the interior of our home. The owner came over initially to give a quote and was very nice. Talked to him about his family and his business. He is very experienced and takes pride in doing great work. They are licensed and have workers compensation insurance, which was really important for us. The actual painters included Sandy, who was amazing and helped me select the right paint colors for our house.
When selecting a color scheme for the home’s exterior homeowners can choose color options that will correct flaws that they may feel exist with their home and property.  Some examples include utilizing two shades of a single color to make a home appear appropriately sized when the home may be too large or too tall.  To accomplish this effect individuals will want to place the darker tone on the upper level of the home’s exterior.  Smaller windows can appear more proportionately sized by trimming them in a lighter tone of paint.  Darker colors make a space or feature appear smaller.  The same effect can be obtained for homes positioned further away from a curb.  By using lighter tones the home will not feel camouflaged.

They painted the house left a huge mess then painted my mahogany doors with primer. The next day they painted them brown thus ruining about 5000 dollars in doors .I was at work in the four hours it took them to ruin my doors. Never leave anyone alone without watching. That was my mistake. The owner Joe refused to fix them and was such a crazed person shaking and starting to cry so I paid him 4000 dollars to go away. A week later that ugly brown paint bubbled up. Again I texted him the pictures and asked him to fix them. He refused . I plan on taking them to small claims court. He is  not what he says he is. He actually didn't touch my house he has no idea how to refinish wood doors. Please come by and see my awful paint job at 615 SE 26th Ave. Ft. Lauderdale ,Fl  33301 Observe closely the brown paint over white primer showing through. So embarrassing.

If you paint over dirty, oily surfaces, the paint will easily chip or peel off. So before painting, clean grimy areas with a deglosser or heavy-duty cleaner intended for prepaint cleaning. According to the EPA, professional painters must check for lead -- especially if a home was built before 1978. Many DIY painters forget to test for lead paint. Testing kits are available in home improvement stores for less than $40. You can also hire a lead testing and removal professional to do this work quickly and efficiently on your behalf. Lead paint can be dangerous; it's far better to find it before you put time and effort into painting your home than after the fact.
I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.

Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.

Stacee, I agree with you completely, from adding water to latex paint to taking whites from job to job. This article makes all painters look like scam artists. You get what you pay for people! There is no denying that there are scammers out there but in my experience, most painters are under paid any ways so if you want a good paint job, you are going to pay for it. If you just want a new color on your walls real quick, and that is what you pay for then that's what you pay for people. Most painters get the crap end of the stick and are left with making an entire house look good when it took a lot more than a painter to build the house in the first place. Good painters do not get enough credit. They are not all scammers who are cutting corners!

I called House Painting Inc. for an estimate and the Owner James Lee called me back within minutes to set up a time to come see my house. He came the very next morning and then did a walk around of my property and told me he would have a bid prepared and emailed to me by the end of the day. As promised, this bid showed up around 4:00 p.m. I called several other painters to get estimates as well, always checking that the reviews were not fake (Like all 5 star reviews grouped within a month of each other, as if they had all their friends give them great reviews). I also checked with the California Contractors board to verify current Licences and if in fact the painters were working under their own license or working under some random contractor's license that wasn't even a painters license, (Some had no license at all!), I checked to see if the companies I interviewed were listed with the BBB, and if they were, if they had any unresolved claims against them. Only one Company, House Painters Inc. Passed the test. Current Licence in James Lee's name, continuously in business for decades with no infractions. CHECK Bonded with workers comp to protect me if someone got hurt on the job at my home. CHECK A-plus rating with the Better Business Bureau with no unresolved issues. CHECK Hundreds of 5-Star reviews on yelp dating back to 2011. Check An address list and phone numbers of willing, former clients' homes for me to view in my area. CHECK To top it off, the best price of all the bids! CHECK I hired House Painters Inc. and set up a date for them to come. The whole operation took about 5 and a half days from start to finish. Sung and his crew were extremely conscientious of all our belongings and took great care preparing the house. They showed up on time at 8:30 everyday, and were completely unobtrusive with our comings and goings during their week here. They repaired some dry rot, repaired cracks in the stucco, installed some flashing on trouble spots on my eaves, scraped, sanded, power washed, dug trenches, protected plants and addressed every need I knew about, and they even pointed out, then fixed some things that I was unaware of. Everyday Sung and his crew worked clean and stowed everything away, every night except the protective sheeting. I was thrilled with the outcome and quality of their work.
